Our house is a small three bedroom bungalow.
We worked with architect Julie Kardatzke to develop plans for a two phase renovation project. Phase one is the addition of a mudroom. Phase two is the renovation and enlargement of the bathroom to make it accessible. We are ready to move ahead with phase one, addition of the mudroom.
Our current floor plan and interior images inside the backdoor:
Elevations showing the mudroom addition:
This floor plan shows the final results after both the mudroom and accessible bathroom phases are complete:
In the floor plan below, I have superimposed (in red) a section of the current floor plan on top of the final floor plan (see above) to show the sections of the everything room (office in the final floor plan) that are NOT changed in phase one, the mudroom addition. The overlay isn’t perfect, but hopefully you get the idea.
Julie’s description of the mudroom phase:
A 72-square foot unheated addition on 4-foot frost walls; 33-square foot concrete stoop. The project includes replacing the existing exterior door at the top of the basement stair, replacing the window in the “everything room” with a door, removing the door between the “everything room” and the stair, creating a two-foot long 1/2 wall at the top of the stair, and adding a range hood in the kitchen.
In the mud room addition phase, we would like to include opening up the wall between the kitchen and the living room. Julie’s description of that:
Includes opening the wall between the kitchen and living room, removing the door between the kitchen and stair, and creating a two-foot long 1/2 wall at the top of the stair (kitchen side). Includes reuse of existing trim. Does not include any additional remodeling of the kitchen.
